Frequently asked questions

What's the difference between a mortgage valuation (or "mortgage survey") and a RICS home survey?

A mortgage valuation — often loosely called a "mortgage survey" — is carried out for your lender, to confirm the property is worth what you're paying for their own security — it is not a survey and isn't designed to protect you. A RICS home survey (Level 1, 2 or 3) is instructed by you, inspects the property's condition in detail, and gives you independent advice you can rely on before you commit to buying.

Should I get a RICS Level 2 survey or a RICS Level 3 survey?

A RICS Level 2 Home Survey (Homebuyer Survey) suits most conventional houses and flats in reasonable condition. A RICS Level 3 Home Survey (Building Survey) is the right choice for older, larger, listed, non-standard or significantly altered properties, or anywhere you want a full technical breakdown of defects and repair costs. How quickly will I receive my report?

Turnaround depends on the service, but most home survey and EPC reports are issued within a few working days of the site visit. We'll confirm an exact timescale when we quote, and can prioritise urgent transactions where possible.

What is PAS 2035 and why does it matter?

PAS 2035 is the UK government-recognised standard for retrofitting homes to improve energy efficiency. It sets out the correct order for assessment, design and installation of measures like insulation, ventilation and heating, so improvements work together rather than causing damp, condensation or other problems. We follow PAS 2035 on every retrofit project.

Do you carry out EPCs for landlords as well as sellers?

Yes — we produce accredited EPCs for property sales, lettings and new builds, and can advise landlords on meeting minimum energy efficiency standards (MEES) for rental properties.

Can you help with retrofit funding or heat pump grants?

We can advise whether your property may be eligible for retrofit or heat pump funding schemes as part of our consulting and retrofit design services, and help you understand what evidence and assessments a scheme will require. Get in touch with your property details and we'll talk you through it.
